VACATION RENTAL ACCOMMODATIONS
Homes are individually owned, and we are unable to transfer reservations. In the event that a reservation has to be cancelled, written notice is required and must be received by KEES Vacations prior to check in. The tenant is responsible for verifying that the cancellation letter has been received by KEES Vacations. In order to advertise the property available for re-rent, rental amount must be paid in full. Refunds are only available if the property is re-rented. We will make every reasonable effort to re-rent the property. If the property is re-rented for the original rental agreement rate, tenant will receive a refund of the advance rental payment less the administrative fee, less any insurance payment, less any third-party fees and is subject to a cancellation penalty of $75.00. If the property is re-rented for less than the original rental agreement rate, tenant will be responsible for the difference in balances and is subject to a cancellation penalty of $75.00. If the property is not re-rented, no refund will be paid. TRAVEL INSURANCE IS HIGHLY RECOMMENDED TO PROTECT AGAINST UNEXPECTED EVENTS. Travel insurance is nontransferable. One time Date Modifications may be considered ONLY WITHIN THE SAME PROPERTY AND SAME CALENDAR YEAR, no later than 30 days prior to arrival, and are subject to an additional administrative fee, availability, and minimum length of stay restrictions. Please make sure you are happy with the property you reserve and the dates before confirming your reservation.

HOTEL ACCOMMODATIONS CANCELLATION
In the event that a reservation has to be cancelled, written notice is required. Reservations cancelled 0-14 days from the arrival date are subject to a fee equal to the total amount of the stay. Reservations cancelled outside of 14 days are subject to a fee equal to 15% of the entire stay. Hotel reservation date modifications may be made only onetime, no later than 14 days from arrival, and are subject to an additional administrative fee, rate difference and applicable tax. Travel insurance is nontransferable. Modifications are also subject to availability and minimum lengths of stay restrictions. Modifications will NOT be authorized within the 100% cancellation period. Modifications include date changes and increase or decrease in accommodation size. TRAVEL INSURANCE IS HIGHLY RECOMMENDED TO PROTECT AGAINST UNEXPECTED EVENTS. Please make sure you are happy with the property, room type, and dates before confirming your reservation.
Check-in time is 4 PM on your arrival date. A limited number of Early Check-Ins are available for a nominal fee. Requests can be made at the time of booking up to 24 hours prior to arrival, must be paid for in advance, and must be confirmed by receipt. We are not able to offer this service on homes with 7 or more bedrooms. Guests should call 866-316-1843 on their day of check-in, if they have not received their check-in welcome letter via email.
Check-out time is 10 AM. Please observe this rule, as our housekeeping staff needs time to prepare for our next arrival. Upon leaving, please secure all windows and doors, wash dishes, turn off all lights and small appliances, remove all items from the refrigerator and remove all trash from your rental accommodations by disposing of it in the appropriate receptacle. Your lock code will stop working at 10 AM.

KEES Vacations has a thorough inspection policy to ensure our rental units are in good condition and that Tenants will not be inadvertently billed for missing or broken items. Please assist us by reporting any missing or broken items to our office at 866-316-1843 within twenty-four (24) hours so that you will not be held responsible.
Furnishings & Equipment
Homes are furnished with dishes, cookware, flatware, glasses, grills, and basic appliances. Each unit is also stocked with bed linens, bath towels, hand towels, and washcloths. Dishwasher detergent, toilet paper, paper towels, laundry detergent starter kits are also provided in each rental accommodation. It is the guest's responsibility to replenish their supply once the starter kit has been used in full.
Freshly Made Beds
All linens are changed out between stays and beds will be made upon arrival. Please note this does not include sleeper sofas or top bunks due to recommended North Carolina safety rules and regulations.

Pools & Hot Tubs
Private heated pools will open on April 1st and close on November 1st (Guests are subject to additional charge for heating of the pool). Private unheated pools will open on April 16th and close on October 1st. Pools and hot tubs are cleaned weekly and no later than 6 p.m. on check-in day. As neither the homeowner nor KEES Vacations employees are on the premises during the use of these amenities, the rental party agrees to be solely responsible for the use and operation thereof. If your rental home advertises a heated pool, please be aware that a fee is collected for use of the pool heater, and that the pool's maximum heat temperature is 84 degrees for safety reasons. To order pool heating during your stay, please call 866.316.1843 or email email@example.com at least 24 hours prior to when the pool heating is needed. The Pool Heat Fee varies with each home and is noted on the specific property page. A professional pool company maintains all pool equipment and completes one full clean with chemical balance checks on each turn over day. Unauthorized usage of pool heat is strictly prohibited. Grills & Deep Fryers
Grilling on or under decks is prohibited. Use of indoor or outdoor fryers at any KEES property is strictly prohibited.
Bed Linens and Towels
For your convenience all KEES Vacations properties will include linens and towels. Our housekeeping staff will make up all the standard beds in your vacation home including bottom bunk beds. We will leave sheets for the top bunks, trundles, and sleep sofas in a nearby closet or dresser. One towel set per occupant is provided and the set consists of 1 bath towel, 1 hand towel and 1 face cloth. Please remember to bring your own beach towels, extra pillows, and extra blankets as they are not provided.

Please be sure to pack any specialty items that you may require during your stay. Porta-cribs, surfboards, beach chairs, beach umbrellas and beach towels may be purchased or rented locally. These items and more are also available through KEES Concierge Services. Additional costs may apply.
Large gatherings are prohibited without a separate agreement. Fraternities and sororities are prohibited. Special pricing and security deposits may be required. Please call for additional information.
Weddings and/or special events are strictly prohibited without a separate agreement and are only allowed in homes that participate in the Wedding and Special Event Program. If you are planning a special event, you will receive an addendum to the vacation rental agreement that must be returned to the Agent 30 days prior to occupancy. It is the Tenant's responsibility to contact the respective town, municipality, or community for ordinances, fees and regulations concerning special events. The Tenant is responsible to use the premises in a manner consistent with all applicable rules and ordinances, included but not limited to fire and building codes, parking regulations, subdivisions covenants, noise regulations, and any other applicable requirements. The use of a KEES managed property for a commercial event is strictly prohibited.
Items Left Behind
Neither KEES Vacations nor Good management can be held responsible for items left in a rental unit. Please double check your unit for personal items prior to departure. If we are asked to return items to you they will be returned C.O.D.
All equipment in your rental unit should be in working order. Please report any inoperative equipment to our office at 866-316-1843. Every reasonable effort will be made to promptly repair the same. No refunds will be made for inoperative air conditioners, appliances or for mechanical failure.

Unless otherwise stated, occupancy of the Unit shall be limited to two persons per bedroom, including family, children and tenant guests. Bedding arrangements in the Unit are portrayed only to illustrate possible sleeping arrangements and may not be taken as a representation of permitted occupancy. Tenant agrees to be responsible for ensuring that maximum permitted occupancy of the Unit is not exceeded during the term of this rental, and should contact Agent with any questions regarding permitted occupancy of the unit. The person renting the unit must be an adult twenty-four (24) years of age or older.
Occupancy / Parking
No RVs, campers, trailers, or mobile homes may be parked on the premise. Parking is limited to two (2) vehicles per unit. It is the guest's responsibility to make alternate parking accommodations prior to their check-in.

Here at KEES, we are happy to provide pet-friendly accommodations to our human and canine guests. Our pet-friendly properties range from 2-24 bedrooms and feature a wide variety of locations and amenities. We do charge a one-time Pet Fee of $135.00 that will cover the length of your stay. As much as we would love to welcome your furry family members to any of our properties, some vacation homes that we represent do not permit any pets. We respect and honor our owners right to decline pets. Guests who choose to bring pets are subject to a $500.00 charge.
Service dogs are accepted at every KEES property, as they are not pets, but working animals. We do waive our pet fees for service dogs in accordance with ADA (Americans with Disabilities Act) and Fair Housing Laws. Click here to learn more about Service Animals Requirements >>>
KEES has a non-smoking policy in all vacation rentals. Guests who choose to smoke are subject to a $500.00 charge.
Can be made on the Internet 24 hours a day, by email, telephone, or in person Monday to Friday from 9:00 AM to 5:00 PM EST. Payment must be made by credit card (MasterCard, Visa, American Express, and Discover). A receipt will be sent immediately after any charge to your account. Reservations made through 3rd party agencies are subject to the terms and conditions of those agencies.
All rental rates and administrative fees are subject to state and local taxes.
Trip Cancellation / Interruption Insurance
Available as an option on each reservation. The fee for the insurance is 6.5%. TRIP Cancellation/INTERRUPTION INSURANCE MUST BE PAID FOR AT LEAST THIRTY (30) DAYS PRIOR TO ARRIVAL OR AT THE TIME YOU MAKE YOUR RESERVATION, WHICHEVER IS EARLIEST. The policy covers standard trip interruption due to medical emergencies and mandatory evacuation days due to weather. KEES Vacations does not refund in the event of evacuation for severe weather.
